Services Offered
A home inspection performed by Professional Property Inspections is your opportunity to see your new home through the eyes of a trained and impartial third-party home inspector. It is your chance to learn the condition of components ranging from the roof to the foundation and to discuss any concerns you may have with your inspector. You will be advised of routine and preventive maintenance recommendations and any potential upcoming expenditures relating to the findings of the inspection.
All inspections are performed to meet or exceed the standards set by the American Society of Home Inspectors. Please refer to the home page for the ASHI Standards of Practice. There are over 300 items checked during the home inspection. A partial list is included below.

EXTERIOR COMPONENTS
Landscaping/Grading
Proper grading and its effects on the foundation.
Siding, trim, windows, storms, and other exterior components.
Description of materials and general condition of each.
Roof, chimney, and flashing
Description of materials and general condition of each. Examine for evidence of any water intrusion.
Gutters and downspouts
The general condition of the gutter system and its effectiveness to discharge rainwater away from the foundation.
Driveways, patios, decks, and porches
Description of materials and general condition of each.
Exterior HVAC equipment

Appliances
Inspect built-in appliances. (All pilot lights must be lit prior to the inspection.)
Plumbing system
Examine all visible fixtures, pipes, and drains.
Electrical system
Service panels, service entrance wiring, and visible wiring are inspected. Random testing of outlets is performed.
HVAC
Description of heat and air equipment and general condition of each.
Attic
Examine visible roof sheathing, ventilation, insulation, and framing.
Basement and crawl space
The condition of basement/crawl space and evidence of any moisture intrusion. |
